I have posted a “room for rent” in my home on craigslist.com. Is there another place on the net that I can post this? I would only like sites where I can post this for free, with no strings attached. I have discovered that some sites want to sell their service, please do not refer me to these.
I am contemplating renting out the 2nd bedroom in my new home; roommate will share all common space, including kitchen, w/d, living areas. How do I 1) Minimize taxable income? I’d like to avoid raising my AGI: what are the situations, if any, that a roommate is considered a boarder and not a tenant, and in that event, would her monthly “rent” still be taxable? Intuitively I know this must all be considered [taxable] income no matter what legal label you give the roommate but then does this mean every renter on CraigsList who doesn’t report their monthly rent received is committing tax evasion?
2) If this MUST be a l.l/tenant relationship, then what are other tips for maximizing deductions? I know if I rent out a residence in which I also live I am limited in my schedule E deductions to a certain amount. Do my HOA fees become [partially] deductible if and when I’ve converted my primary residence into a rental? What is the best among methods for depreciation? Other expenses?

All the listings I saw in Craigslist for Brooklyn, NY required that I pay an amount equal to one month rent as brokerage. The amount for brokerage varies from $750 to $1500. This is besides the security deposit and first month rent.
This amount is quite steep by Bay area, CA standards.
Is it common in Brooklyn?

I read an article in Time about single women who live with men doing chores for them in exchange for free rent. There is no sex involved…allegedly, but I doubt it.
First of all, isn’t that already called a “live-in girlfriend” or “wife”?
Secondly, are there women out there that DO sleep with men for free rent? I saw a couple ads on craigslist for that I think…

I’m talking mainly about Craigslist. A lot of people rent out houses they own, and say “Non-smokers only.” However, I think this can be considered discrimination, because it is alluding to something you do regardless of where you live. I’m a smoker, but I refuse to smoke INSIDE the house. But, because I’m a smoker, does that mean that they won’t rent to me because I smoke outside, where it is perfectly legal? I’m thinking that they need to state something more to the point of “No smoking INSIDE THE PROPERTY.” That I can understand, because they OWN the property, so they have a right to say something like that. But to put a blanket statement and say that no smokers are allowed to live there, I think might be considered discrimination. Can anyone with any real estate/CA Housing Laws/Fair Property Act (I think) give me some insight into this? I would appreciate it!
